We are planning to purchase a layout approved plot, in the outskirts of Chennai. The details of the property are as follows:
Basically, the promoter has an approved layout in which a particular plot side is ~3000sft. Now, since we are interested only in purchasing 2000sft only, he said he can bifurcate the 3000sft into 2000sft and 1000sft and sell/register the divided 2000sft to us. Can he do that?
Can a plot that was part of an approved layout be split and sold?
If yes, what are the legal proceedings to follow?
Should the legal proceedings happen before the promoter sells the first portion of the plot?
