Agreed with Mr.Jayakumar.

You may show all documents related to property, chain of onwership, title, mutation records, its status of ownership as in revenue records.etc........................to an able lawyer specializing in family/property/revenue/civil matters.

The said settlement deed was registered or not?

Was the proeprty/owneship tarnsferred to Grandmother or not?

Grandmother can leave a avlid WILL if she attained the status equal to that of owner.
