REGISTERED MORTGAGE

Recently I applied for EC for my parental house. On the EC I find two loan entries against the property some 50 years ago. I checked up with my mother who says it is true that my late father had borrowed money against this property but had repaid the entire loan with interest and the original documents were released from that institute only after settlement of the dues. Yes, the original documents are with us.

Is it required that I ask that financier to cancel the registration at the registrar office so that EC will reflect nullification of the loan? Will the institute do that now that so my decades has lapsed ? what are the remedies? Please suggest.

Inclusion of Surname

I am from Chennai. In my daughter's tenth standard school leaving certificate the initial( i e my name) is missing. Now she is applying for the 12th Board Exam from a different school. The school is refusing to include the initial saying that it is not in the tenth certificate. I want to officially include it in the gazette. What is the procedure, time taken and is it essential that I take the services of an advocate? Grateful to get clarification. Thanks.

Sale Deed on behalf of a private limited company

I am planning to buy a property which is in the name of the MD on behalf of his Private Limited Company. Apart from him his wife is also the Director of the Company. The Board of this Company has passed resolution approving my offer and authorising the MD to execute the sale deed. The board resolution with Common Seal has been given to me. Is it sufficient the MD signs the sale deed just as it is done in all sale deeds or the rubber stamp of the Private Company be stamped on the sale deed ? The sale deed mentions the Board resolution empowering him to execute the document. What other precautions I should take, as I am buying for the first time a property from a Pvt limited Company?
