Long term capital gain taxation

Namaste sirs

I sold one residential vacant plot in North Bangalore and with this sold amount, im planning to purchase the Flat in the apartments which is 10 years old.

Now do i need to pay 20.8% capital gain tax even after purchasing the resale house ( not new house ) in the apartment.

Please advice

Sale of vacant site in bangalore

Namaste Sirs

My sale price of site = 10 lakhs

Government Guidance value of site = 6 lakhs

So can i take Cheque or DD for Rs 6 lakhs and balance amount of Rs 4 lakhs credited to my Bank account. This is to save the registration charges for the buyer.

Please Advice wheather it is legal to do

Car parking

Namaste sir

With present scenario a common citizens are prone to routine doubts about our system

1. I parked my car in township area related to one bangalore based govt psu

2. I parked for 6 hrs in company security personnel presence thus causing no inconvenience to others

3. It's an gated community with no any sign boards related to " no parking "

4. In spite of my request to waive off park fine the security person imposed parking fine to me and has given receipt

5. The major hospital collects fee prior vehicle parking but the govt psu company if indulge in collecting parking fine not fee through its security personnel

What we can do

Property registration value

Namaste sirs

The government guidance value of property is 23lakhs for which buyer inccur 1.5 lakhs towards registration

The market value is 36 lakhs

Now if i take DD for 36lakhs will registration charges exceed beyond 1.5lakhs at buyer end

Please guide ME

About family tree

Namaste sir

I purchased one 1200 sqft vacant residential plot in 2004 from the developer and got registered in my name and also obtained documents like mother deed / conversion certificate / Encumbarence certificate. But i did not received family tree of original landlords due to lack of exposure in those times.
Now when i stepped forward to sell the plot, the buyer is asking for family tree of original landlords who registered land to my developer. Since iam not blood relative of landlords and not seen them atleast once. So in this connection can i apply for Family tree related to landlords as a part of legal verification

Continuing education while in govt service

Namaste Sir,

1. Iam working for one Bangalore based reputed PSU undertaken by Govt of India.

2. I Completed 19 years of service.

3. The PF pension what i get is meager after my retirement making me to work even after retirement

4. Presently iam working on 3 rotational shift basis

4.1) 1 st shift > 6:30AM to 2:30 PM
4.2) 2nd shift > 2:15PM to 10:00PM
4.3) night shift > 10:00PM to 6:00AM

4. I completed 12 standard in science stream ( Correspondence) by securing 1st class and received marks sheet on 5th August 2020 and now my age is 44 years.

5. Now i wish to enroll for Diploma in Pharmacy course where only day colleges exists.

6. Since iam in 3 rotational shifts and often shift change adjustment with colleagues i can attend day time classes.

7. If my company HR denies permission for day college admission, What i can do?

8. I can assure that i carryout my studies without hamper in my factory work activities.

Property value less than guuidance value

Namaste sir,

1) I owns a small residential site 1200 sqft at Bangalore north rural limits.
2) The property value fixed by government guidance value is Rs 22,29,600/- ( 22.296 lakhs >>> @ Rs 1858 per square feet ).
3) But present Market value is around Rs 20 lakhs.
4) Incase if i sell for Rs 20 lakhs and receive the amount through Demand draft though Government Guidance value is Rs 22,29,600/-
5) Is it ok

Sale of property without sale agreement

Respected Sirs,

I want to sell my residential site in Bangalore. Buyer wishing to get register the property without any sale agreement. Is it advice able .

Registration of property in andhrapradesh

Namaste Sirs

1) Present Market value of property = 1 crore

2) Government rate of property = 33 lakhs

3) Property purchased in the year 2000 for Rs 80,000/-

3)Property is the name of my wife uncle

4) Now my wife's uncle is willing to register the property in the name of my wife just by taking 2 lakhs rupees amount, Because my wife uncle took the responsibility of the family when my wife lost her father when she was 8 years old.

Moreover my wife's mother financed Rs 73000/- during the purchase of property in the year 2000.

5) Initially the idea in purchase of property was to sell for higher price, But now every one mindset got changed as not to sell the property but to retain.

Please advice any legal complications in future and Income tax enquiry about acquirement of property in my house wife name.

Grandfather property ( mother's father ) share

My Late Grandfather ( Mother's Father ) had written a will that, all his self earned property comprising both Agriculture land and houses to be shared among his 11 childrens ( 8 sons + 3 Daughters ) . But a decade ago all the 10 brothers and sisters signed the property documents ( only one house costing around 5 crores ) in favour of Eldest son as a mark of respect and documents got registered with out any signature from the grand childrens. Now legally can grand childrens claim share in the grand fathers properties.

Please Note: Late Grandfather has not written any will in favour of grand childrens and the eldest son has not paid any money to his siblings for registering the house in this name.

Moreover the cost of remaining 10 acres of land and other houses is not even worth for 75 lakhs. but this 75 lakhs is to be shared by 10 childrens of my grand father ( Mother's Father ).

Our Agony is the house at prime location costing 5 crores and above went to the eldest son of my Grand father
