Road going through my agriculture land

I had purchased agriculture land in which one small tar road is going occupying my land space of 5 guntha (5000 sq.ft.) and dividing my land. Don't know if this road is mentioned or not in village map.
I am not able to use the land as a whole single piece and not able to cover / fencing of land as I cannot fence road, road blocks.
I am unable to sell land due to this road.

Please guide what is way out.
1. Is there any benefit that I can get from gram panchayat as road occupies my land.
2.Can I demand other place / land against my existing one.

Registration permanent altrnt acomdn agrmnt b4 vacating flat

Please guide

Under the redevelopment of property
Can Permanent Alternate Accommodation Agreement be registered & pay stamp duty before vacating flats
Or
It has to registered only after receiving CC upto that floor of Under construction building

Developer says they register Permanent Alternate Accommodation Agreement approximately after one year of vacating flats.

I feel it's possible before vacating flats as well .

Please guide & give reference, circular, rule, GR, etc

Heavy leakage from upper flat

Sir
I am staying in Mumbai in conveyed housing society
Because upper flat owner shifter their kitchen to bedroom & bedroom to kitchen & made many illegal addition / alteration
Since 5 years there is heavy leakage from upper flat to me bedroom, kitchen, toilet & utility place
Requested many times to upper flat owner but they are arrogant & refused to repair it
In meeting also upper owner threaten me that they will break their floor tiles to make heavy water leakage thus making us difficult to go to toilet
I adjusted many years as I used to repair & gave flat on rent, many months in between my flat went without giving on rent because of leakage
Now I plaster ceiling & got whole flat painted but after completion of painting they purposely made heavy leakage in my flat damaging color, ceiling & walls & now its unbearable & cannot tolerate further
Society committee is has helpful people but upper flat owner will never get it repair not will allow society committee to enter the flat for inspection
I am planning to write letter to upper flat owner, society, Dy.Registrar, BMC & Police station

My query is
1) is there any sequence to write to above authorities
2) what should I perticularly mention / highlight in my letter to police & BMC
3) How much time it would take to resolve this problem, any other ways to solve this immediately
4) what & how much compensation I can demand as could not give flat on rent & harassment, can rent & harrassment compensation be recoverable
5) Who (Government body) can order to restore back their kitchen to original location & other alteration made by them
6) Any other suggestion

Share certificate lost by secretary of housing society

In a conveyed housing society located in Mumbai, a deceased member's wife gave Share Certificate to Secretary of Society for purpose of transfer in her name (after completing all required formality). that member have acknowledgement from secretary that given for transfer. Now Secretary lost share certificate & trying searching for 2 years but could not find.

Can Secretary / Society directly issue new/ duplicate share certificate to that member ? if yes
any resolution need to pass in committee meeting or special meeting or AGM for same ? or
without meeting society can give new/duplicate certificate ?
any police NC need to be given by secretary ?

Experts please help to give smooth service to this member

Action against secretary & member who is not member of socty

In our society secretary & two MC members are not members of society (share certificate in their wife's name)
secretary (non-member) also signs the cheques of society to withdraw amount. for whatever purpose & also signs NOC for sale of flat, etc
chairman is member but supporting them. few members asked them to become members 1st or not to continue as non member.
but they don't listen to members, because of this many members fear of wrong doing in society's work which may hamper others in due course.
also this committee calling builders for redevelopment negotiations, so members afraid of it.

whether whole committee becomes invalid / illegal, if yes
can we write letter to bank to stop withdrawal of money by this illegal committee
what action members (2-3 members only) can take against these non members,
can we complaint to police also ?
