Encumbrance certificate

Hi,

My Aunt bought a land in chennai the year 1991 along with 2 other friends of her. The total land is 3000 , equally divided in to 3 parts i.e 1000 sq ft each ( having same survery no). Till 1995 the sub-register office comes under Adyar , but in 1996 the area it is splitted & now comes under Neelankarai. When we checked the EC , the EC from 1991 - 1995 is fine with my aunty's name on it , but from 1996 onwards when checked Neelankarai , my aunty's name is not on the EC , only the 2 other friends name is coming , as they sold their land to another person in 2003.
I checked in the Neelankarai office , they told me that its not a problem as you have not sold so far so no record is made. But the problem is that all 3 of the land has same survey no , hence the buyer from us is asking clarity on it as now the survey no is in another perosn name.

Could someone clarify on this.

Legal hier

Hi ,my father remarried my stepmother, thier marriage is not legal as my father recieved family pension after my mother expired (as my mother worked as govt teacher) , iam the only son (first wife) and my stepmother don't have any childerns , so whether only iam the legal hier or my stepmother is also legal hier, if so whether we have to share 50% each of my father's property.
