legal procedure for selling dwelling house

we are selling the ground floor of our inherited dwelling house.what should be the proper procedure as a seller at the time or before selling.we are the three share holder in the proceedings so what will be the tax implications?pls help asap

The procedure for selling is same as that of purchase It is to be sold through a deed of conveyance duly stamped and in the office of DR, Alipore if it is in Kolkata or in ARA if it is in outside. Without knowing the consideration amount it is difficult to advise. Send further details.

Points to be noted & Steps to be taken ;-

1- You are selling Ground Flooor only

2- What about the other Floors Approach/Access to public Road

3- What about the share in the land under the Buildign - Sell only Undivided share proportionate to the extent /share beign sold

4- What about the Common facilities /utilities after the sale to be taken care of before the Sale deed is executed and Registered

5- The Sale deed should be in the nature of Apartments Sale Deed .

6- Details /clarification may be posted for clear advise on the subject

The Seller is transferring all rights title and interest which he has been having over the property.So carefully gone through all the related documents.Clarify about the existing liabilities and collect No objection certificate.Sellers liability over
tax and charges.
