Land titles for heirs

My father bought a land 3400 sq.ft. He died and my mother built a house, but the sale deed is in my fathers name (dated 40 years old). My mother got Patta in her name and all property tax, EB etc in her name.
Now she has to transfer it their heirs ie. to my name and my sisters name. What is the best way to do it in this situation ?

Presumably the property is her self-acquired, which is not clear from the facts posted by you. Accordingly it would be better that she may execute a "Gift Deed" if there is any imminent dispute between siblings.

Your mother may execute either gift deed or will in favour of you and your sister.

The property is jointly vested the mother and the children. The mother can gift/relinqyuish her share.
