Need advice for 7/12 extraction

I have purchased land via registered sale deed in Feb 2021. the 7/12 is not in my name as yet. The seller is not cooperating with the procedure and in return demanding us to pay some amount.

We asked multiple times for their address as per 7/12 procedure requirements, but they refused all the time.
The seller is trying to take undue advantage and arguing over phone as the 7/12 extract is still in there name.
What should be done next???

You use the name mentioned in sale deed and the name and address mentioned in 7/12 statement and start mutation proceedings. You need not actual address of seller. If he is not at his address in sale deed, you can publish notice in news paper.

You can apply for the mutation (for 7/12) with a copy of the document to the Revenue authorities (RDO/SDO)/Joint Collector. You have no work with the seller in this regard.

The seller's consent or cooperation is not required to get the property mutated to your name, the registered sale deed in your favor would be sufficient to prove your title to the property that you seek to mutate to your name.
If at all the Tehsildar is refusing to mutate the records to your name, ask him to give it in writing after which yo can prefer an appeal against this order before the District collector and seek his intervention and direction to the concerned Revenue officer for doing the needful.

You may apply for mutation on the strength of the registered sale deed. The seller is not entitled for any consideration for carrying out the mutation.
