10 years old flat with a khatta and no oc

Wanted to buy a flat in Bangalorewhich was constructed 10 years back, they have an A Khatta and been paying taxes, but they don't have an occupancy certificate. Is it advisable to buy without OC?

You cannot get an OC for the 10 years old building at this stage if the builder did not procure it at that time.However there is A khata with the seller, you may verify the veracity of the A Khata and also obtain a legal opinion from a local lawyer before buying the property and proceed only when recommended.
