I have approached an advocate for Legal opinion as per requirement of a Bank Loan.He suggested me to obtain certified copies of some Link documents.All are in good condition except one.The document said to be "mortgage deed" is not legible as the scan quality is poor.Original or Photo copy of that document is not available with me.Advocate says Legal Opinion is not possible without that particular document.Is it true?How can I get the mortgage deed copy(transaction occurred before 20 years in another bank)? However I have provided "deed of conveyance" given by the bank(after closing of the loan) relating to the particular mortgage transaction.Is not it sufficient to give legal opinion ?Please guide me.

To get the copy of the mortgage deed, you can apply through registrar office where the mortgage is registered. You can also have the reflections of the mortgage in E.C (Encumbrance Certificate) issued by the concerned registrar. Conveyance deed is the link of the mortgage deed, that's the reason why the advocate might have insisting you to get the certified copy of the Mortgage Deed.

Another option is you can get an endorsement letter from the bank where you have mortgage the property to satisfy the panel advocate.

Sir applied in sub registrar office and got it. It is not legible as poor scan quality.

The stand of the advocate cannot be said to judicious. You can request the Bank to suggest another advocate from their panel.
