Cancellation of gift deed bilaterally

I registered a settlement deed for residential plot to my sister in 2012 in Tamilnadu. She now says she wants to cancel it.

Yes. If both of you agreed cancel the Settlement deed bilaterally.

1. With "mutual consent & joint signatures" of ALL the parties concerned, a "cancellation /revocation deed" must be registered, to cancel /revoke any type of earlier registered Deed.

When both of you agree it can be cancelled.
What is the actual problem/ dispute for consideration and obligation of experts ?
