is there a provision under any Indian law (act or rules) which mentions that an individual can mortgage his immovable property even though it has not been mentioned in the contract signed between the individual and the company for the purchase of goods in lieu of cash?

You have not been able to discuss the real problem with connection of your property, if any, with the contract with the company and purchase of goods in lieu of cash. You may better discuss the real problem if you are facing.

It all depends on the terms of the contract between seller and buyer. If Buyer mortgages the immovable property in favor of the sellerIt is called 3rd party collateral and it happens in sale of goods.
