Porampokku land details

my mom and his bro bought a porampokku land from a lawyer in 1987 now my mom's bro is not alive and totally from the day it's bought my mom only paying house tax water tax everything .... now we are planning to apply patta and we need patta in my mom's name how can we do that and how to remove her brother name from that tax details. regarding that land we don't have any documents only an EC taken recently.

my mom and dad living in that land with a small house for more that 28 years .

any legal suggestion plz

How is that 'porampokku' land is purchased? Paying of of taxes or electricity charges do not constitute title to property.
