I Rohan Kunjir had purschased a flat from Mr Rajendra pardeshi back in 2009..Mr Pardeshi had purchased the flat from bulider in 2004 at that time Mr Pardeshi had also included his wifes name as a co owner in the agreements.Mrs Pardeshi expired in 2008 so when i bought the flat it only had Mr Pardeshi as the seller and we had given Mrs Pardeshi's death certificate to LICHFL from where i availaled the home loan all this process went smoothly.Now in 2018 when i wajt to sell this flat to a procpective buyer who now wants to take homeloan from ICICI.When ICICI did a legal check they said they will need a correction deed which should included Mrs Pardeshi s name in it along with succession letter.Need your expert opinion

If possible you can get a "Ratification Deed" from the Legal Heirs of the deceased Mrs. Paradeshi, confirming the registered Sale Deed executed by Mr. Pardeshi in your favour in the year 2009.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

Was seller duly appointed guardian by court of minor legal heirs!

ICICI Bank is wrong in asking LRs of Mrs. Pardesi to be included in the loan agreement or allotment letter issued by builder in favour Mr. & Mrs. Rajender Pardesi, which can not be amended at this stage.
You may prefer to clear your loan amount and sell it out to prospective buyer.

Hi all thanka for your reply and suggestion..so icici bank is the bank from where my prospective buyer wants to take a home loan and they are asking for ratification deed and succession letter
