Acceptability of mutual partition of father's land property

Mutual partition of residencial land property of my father was done in written among our brothers & sister. Is it a valid document without registration & acceptable to Municipality for seperate mutation .

The LOCAL municipality can provide you with IT’s opinion and also IT’s LOCAL rules/codes and you can check if unregistered one is acceptable for your purpose..

Is said partition as per equal share per provisos of personal law that applies in your case?
Are you all Hindu?
Were mother and wife of deceased son/husband (your father) alive as on date of death of your father?
Are you partitioning by boundaries?
Is there any particular reason for not going for registration?

You have posted the query as Ananymous instead of Your ID. However where the property is situated? in some states, partition deed is compulsory registereable document as per Amedments from time to time. so consult in local Registration officer or an able local lawyer.
