gift deed

sir ,I got a plot in my name from my father in 1999 and i wish to build a house in it I am the only son and eldest child to my parents,
I am the only person who is supporting the family by working,I have 2 younger sisters and mother .My father has not given us any other property and he stays with another women elsewhere.
It is a 'gift deed' from my father and he had it registered at the sro,I have two sisters who are majors and they do not want to claim any share from it.
I would like to know the procedure for dakhil khariz procedure in the registrar of land office.
Can my mother or sisters get it done for me or do I have to go in person to get it done .I am not able to take leave or travel frequently to my native place where the plot is located due to workload and financial reasons.
please let me know the documents etc required to get it done.thank you.

1- The Gift Deed is already Registered by your father in your favour .

2- You can file application for mutation in the Land Record offices and also Local Bodies

3- You can apply for Buildign Pemrission for local Body for construction of Building

4- If you are not able to visit your native place,take the assistance of local Advocate to get the mutations/building permission Etc

5- You have to apply for mutation and Building Permission and enclose your Regd Gift deed to the said application/s

If you cannot visit your place frequently, you may execute a power of attorney in favour of your mother or sister to get it done for you.
