Pagdi shop owner died

I had a pagdi shop in name of my mother in Delhi Sadar bazar. It was rented in 1980s . But from approx 1995 they stop taking rent but we deposited it in court for 5-6 years. The owner was a lady and was a second wife to her husband. After lady died no one came to take rent. My mother died back in 2007 and left the rental rights with me in her will. Now it is going on usual we are occupant/in possession of the shop. There is no legal owner as there may be dispute in family . No one have claimed right in property for long neither taken rent. Is there any way we can claim legal ownership of property or by paying some fees or duty in court

The unclaimed property after the death of legal owner shall devolve with the State. As you state that there is no legal heir of the owner of the commercial property, check the present status of the property with the authority dealing with the properties in Sadar Bazar area, Delhi.
In case no legal heir of the previous deceased owner has filed his/her claim for mutation of the property with the Municipal Corporation and even the property tax not filled for long period of time by anyone the present status of the property can be identified in this manner.
Once it becomes clear that there is no legal heir or claimant of the property, you can offer price to the authority having its lawful ownership or get their market price for purchasing the property. Hope this commercial property is freehold and not on lease with the authority

Thanks dr Vashishtha and Mahajan ji . But I wanna buy it or claim ownership. I don't think anyone in family have any right or papers for it neither they have done any tax formalities etc. I have read a long time back if a landlord haven't taken rent for long time and there's no claimant the occupant can claim ownership .
