I have bought land before 3 years. Sale deed already made.i want to build sports complex on it but i have Fear that behind my land one person will take stay as he told me that" my bypass road is through your Land". I have official sale deed but if he takes stay in the court of law I will have to face litigation unnecessarily.Also will take too much time in litigation. can i appoint court commission for the same? Is there any other options? Kindly advise for the same.

Visit O/o Authority under whose jurisdiction property falls and take help of concerned official e.g. Patwaari and check if his contentions are true or false.

Government can acquire land for public needs even if you have valid sale deed in your favor, constructed on the purchased land.
Either have amicable understanding or proceed and if he takes a stay oppose the same / get it vacated from competent court.

My sale deed is valid sale deed and plot allotted to me as per approved plan but even than one person behind my plot telling me that "my plot is having a bypass road from your plot "which is not true at all now if he takes stay than I have to face litigation which is very much time consuming kindly advise

You can proceed to construct the plot.Let the other party bring stay.
