Hi sir
I am from odisha. I had buy a land from a sc person and already make Home on this land and the land is not register to me what is the future problem and if the sc will complain on the court can i got the money which I spend to make Home on this land.. I had applied for permission to sub collector but sub collector rejected because the sc had less land . Give some solution please help

In absence of proper title (sale deed) the land belong to the seller.

Chances of taking back your money depend on many factors, all related documents need to be referred. Broadly the refund of money would be difficult.

It is the Penalty for not obtaining a Legal Opinion before buying any property or land .An Unregistered document would have no legal value and filing a case in the court basing on unregistered document will not be so easy.Better amicably sort it out with the seller with the guidance of local advocates.

'Buyer Beware' applies to property deals.
It shall be always appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

Try your level best with your own skills, or with help of local persons/community leaders that matter or with help of Local Lawyer well versed with such matters and get back your monies and get out of it.


Remain gentle and amiable and try to record all instances.

When I gave money to the sc person.. I made a affidavit by a advocate .. and the sc person had signed it so in future of the sc person complained at the court can i get the money which i spend to make Home on this land.. please help

Sell it back to same person.
Issue receipt like he signed and close the matter.
Is he willing to buy and pay for it!

You can not get it registered in your name without due permission and following due procedure of registration.

If the authority has declined permission and in your case if permission is not possible due to T&C attached with said land then either enjoy the land possession till you can or take help of local counsels to resolve with seller....

I have a land in puri,orissa.I had apply for plan passing in plan development authority.,but still now i didn't get the plan.Now i had construct g+1 floor in without permision . Now the govt. Authorised person are taking so much time to give the plan.so what can I do ?
