Transfer before death, versus after death in co-op soc mumbi

My mother-law has a flat in Mumbai managed by a housing co-op socy. What is the procedure to transfer the property to her daughters ? Is it better to transfer when she is alive, or she should register a will. If she dies, have we get a hier-certificate ? Do we need a hier-certificate from court to transfer the flat after she dies ?

She should nominate her daughter in the society record and also execute a will in her favor. It would save against any other legal heir claim after her.

It is mandatory to probate the WILL at area of Bombay.

Few followup questions:
=> Is a hier-certificiate required for transfer the flat to the daughters or it just goes by bye-laws of co-op socy.
=> Is it better to nominate before death or it does not make any difference

The property belongs to your mother-in-law. She has discretion to choose the procedure that appeals to her.
