Land ownership

Sir,

I have purchased 20 decimal of land in the year 1976 in Ranchi district of Jharkhand state. till the date all legal document i.e. mutation and land reciept is with me uptodate. Now last week one person has approched me by stating that my grandfather has sold you in wrong way . i.e. he sold more land that he has right to sale. now he want money from me. i.e. after 41 years of registry . as my dead show agreed signature by all the parties i.e. all brothers of seller.

what to do right now .

Don't pay any amount to him. Ask him to file a civil suit and claim if he have such records. He cannot seek null void of the document after 45 years. He may just made an attempt to crab the money from you.

Cover boundaries and don't give up possession.

For your satisfaction show all property related docs, mutation records with all link docs, from beginning say Mother Document ; Shajra-e-Aks to a local senior very able counsel specializing in revenue/property/civil matters.............and check if there was any defect at all....

Sir, We have boundry that covers my 20 decimal of land along with water line connection (govt.) since last 20 years..
Sir, I wish to know that is that any rule/Law exists / prevails that administration could cancel this registry or mutation after 45 years. If there was dispute among the sellers in last decades that comes on the floor today by theirs next generations.

After 40 years after holding full title deeds some stranger comes on the pretext of his grandfather selling excess land and asking you to pay money in lieu thereof it is absurd to pay money in lieu of land. Assuming without accepting for a moment the stranger purchaser's grand father is true owner of excess land allowed you to enjoy the property in continuous,uninterrupted peaceful possession for 40 long years your title has become perfect by virtue of the doctrine of adverse possession.All the seller's brothers also signed the sale deed in approval of sale.Let him go to courts. You alone would win.You discuss with your lawyer and then proceed.
