How to register or regularise old family settlement deed

In year 2004 vide family settlement deed (on Rs.50 stamp paper and unregistered) son transferred flat to his father and society has also transferred the share certificate in favour of the father. Father further sold the flat in 2007 by agreement for sale. Family settlement deed is annexed to it. Home loan was also given by foreign bank. Now father is no more. There is no dispute or any claim by any person but just to be on safer side how can we register or get the confirmation of the son registered on record to avoid future consequences. All legal heirs of the father are ready to sign /register any documents. Is there any document which is possible in this case to regularise the family settlement deed?

The facts, as disclosed, suggests that there has been no effective conveyance of property and the title continues to vest with the son. In my considered opinion, the title could still be conveyed by the son through a registered deed.

@ Imposter & fake expert, Kumar Doab,

No doubt, you have stated, "Agreed with observation of Shri P.Venu," but what is your own opinion on the main question of the author of the no-problem, "Is there any document which is possible in this case to regularise the family settlement deed" particularly when the settlement deed is written on a stamp paper of Rs.50/-?

If you are a real expert, you must answer my question, otherwise, I already treat you as an imposter and you will prove yourself, if you give any evasive reply by avoiding my question, when you have specifically advised the author not to reply my question by directing him stating, "Th author does not have to advertise his/her relation or concern at all at LCI."

DO YOU KNOW FOR WHAT PURPOSE I HAVE ASKED ABOUT HIS CONCERN, which you consider advertisement of his relation or concern? If you know everything about the author, why not solve his problem right now on this thread.

WHEN YOU DON'T KNOW EVEN ABC OF LAW, WHY DO YOU POKE YOUR NOSE EVERYWHERE?

NILESH DHADVE:

1. YOU said "Father further sold the flat in 2007 by agreement for sale. Family settlement deed is annexed to it". This is legally Final & Conclusive, for all futuristic purposes.

2. IF any "further" "current date document" (of whatever kind) is executed by the seller /legal heirs, regarding the said property, THEN that document would be a criminal fraud.
