Any Un Registered document will not Possess any Legal Value

Better Meet and Consult a Local Good Senior Advocate to Seek the Possibility of any Chances to make a Claim though it is very Remote

The document: Sale Agreement, is unregistered.

Even if it is mere receipt of payment it is apparently hugely delayed.

Preferably meet in person a very able local counsel of unshakable repute and integrity specializing in revenue/property/civil matters for a considered opinion after examination of docs and inputs.

A sincere counsel shall certainly tell you on the spot the merits, options if any and remote chance if any or NO chance, in court of law.

“now it is regranted to some other person( means in pahani is in the name of other person)”
This seems to be on the basis of some valid/registered deed.

The property has been sold to someone else.

The delay has costed your interest dearly.

Please post the complete facts.

Anyhow, a sovereign grant does not require any registration. Moreover, Inams and all alienated tenures have been abolished long back.

A Registration is mandatory for any documents in India

Sorry to say the "Sovereign Grants " are in UK and not in India
Guest (Expert) 25 May 2017
The sovereign Grants are to the Honorable Queen in UK

You have very / negligible grounds in your favor.

However, local law apply, discuss in detail with local lawyer.
