How to claim rights for notarised will

(Querist) 08 March 2017 This query is : Resolved 
MyGrandfathers Friend gifted piece of land through notarized WILL (notarised and not registered) in the name of My Father before he expired ( year 1990)
Owner used to reside in village and his son and grandson in mumbai they never visited village for last 15 years to see the old man
my father took care of the owner for five years before his death ( from his age 84 to 90) but now his grandson( his son died) and other relatives are claiming rights ( individually) for the same property

1 WILL made 1990
2 Owner Expired 1990
3 Applied for Probate with WILL,fees for probate,witness etc 1994
4 My Father Expired 2000
5 Cavet received against petition (from relative) 1998
6 Cavet received against petition from another relative 2002
7 yet to file/claim anything by owners grandson

in 7/12 extract only owners name written
kindly advise what to do in the above case to acquire rights of the property or to claim
