Wrong details by seller in plot registry

Hi experts,

Background:
I have purchased a piece of land from the owner of land in a village in Indore (M.P).

Registry documents were prepared by Seller's advocate.

Location and details of plot both doesn't match to what deal took place for.

Though details are wrong seller is verbally saying that he is giving possession of land for which deal was done.

There is no plot matching the details mentioned in the registry.

Amount mentioned in the registry is too less than what I actually paid.

Queries:
1. Can registry be changed with correct details?

2. Can I ask for refund of money and take legal action if seller doesn't refund the money.

Any advice is highly appreciated.

Why did the buyer sign in such case before registering Authority?

Yes, Registry was handed over to my father after the registration process was done and payment was released.
At registrar office they hushed citing we can't argue here in front of registrar and everything is correctly mentioned in registry.

'Buyer Beware'.

The buyer and seller have equal opportunity to read the rough and final draft of sale deed before it is signed.

The buyer must have declined to sign.

You are not given possession of the property narrated in sale deed.


Probably the property is undervalued.


Approach a very able counsel in person with all docs on record and have considered opinion.

So he voluntarily got cheated.

It seems to be a case of cheating, property actually non existing was sold. Discuss with local lawyer.

Yes, you can proceed against the seller for cheating.
