It is surprising that even after 11 years of the death of your father the property is still under his name. What is your exact question?

Please specify state ?

Pur family ??? (New word)

Pagdi system (At least in Maharashtra in my area , Pagdi system is consider traditionally where there is Land lord who is owner of Property , then he takes money from some one it was called Pagdi , and he received rent ) With this system people use to get rooms etc.

Latter this system was brought under Maharashtra Rent Control Act. (First Bombay rent control Act)

Pagdi (Money which was taken to give rooms on rent which was called Pagdi) it was banned in Bombay Rent Control Act and I think it was criminal offense too that time. In 1999 Maharashtra Rent Control Act was introduced and it allowed Land Lord/Owner to accept deposit .

So Please clarify state
Whether this is the system or some thing else

I think Pagdi was south Indian word Not sure, if anyone have knowledge please tell me . I think it means gift or some thing .

This Pagdi rooms where given on receipt and no agreement ever done (Some cases it was but most cases it was not)

Owner of land and building is Land Lord and person who pays rent is Called legally now tenant

Pleas confirm state and whether this is same case or different
