Plz.give me the definition of "unregistered sale transaction" in detail, as per legal terminology.

The transaction which had not been registered before the competent authority who provides the registration of the documents of the immovable property but the agreement between the parties has not been disputed. More u can refer to the Black's Law dictionary.

where ever th registration is necessary, any sale transaction without registration can not be enforced.

Unregistered refers just not registered as required under law. Though such sale is regarded as change of possessory rights but till such transaction is not duly registered it do not get the status of valid sale.
