Payment for property by builder

my friend has given his ancestral property to
a builder and builder agreed to do part payments but when asked for post dated cheques for payment he is not agreed.what is the other secured way for getting payments?
please advice.

Respected sir,
as far as I know sale deed has been prepared but mode/schedule of payment is not known.so the query is safest way to get payments as the builder is not agreed for issuing post dated cheques for payments.please advice.

Sign the sale deed only after getting the proceeds through a Bank drft.

If you do not trust the builder, you may ask him to pay the amount by demand draft or else change the builder and look for another one.
