transfer of property as gift deed

Land of 10 cents was acquired by grand father in 79 and constructed rcc then in 2004 my dads brother constructed house in 5 cents land seeking permission from grandpa and submitting same to panchayat then in 2012 dad took permission in form of affidavit and submitted same to panchayat for which they gave approval to construct so he constructed a house then later in 2014 just 10 days before of grandpas death my grandpa made the whole property in name of granny stating he was the one to construct both the houses and she posses all rights on property including rents my grandpa has 2 sons and 2 daughter's now please advice what should we do

it is necessary to go through documents executed by your grand father in favour of your uncle and father to advice . mere permission by means of affidavit is not sufficient to confer any right , title of property in your father /uncle

is gift deed duly stamped and regd? once gift deed is made duly stamped and regd your grand mother would be absolute owner of property .

1. What is the document stated to be used for transferring ownership right (title) of your grandfather in the name of your granny?
2. How and where from your grandpa has acquired the property?
3. Permission by Panchayat on the basis of an affidavit is invalid and illegal.
4. Put up all documents before a local prudent lawyer and seek advise and guidance.

Consult local lawyer and show him all the documents.

The alleged gift has not been registered. As such, the matter depends upon the goodwill of the granny and other family members.
