Would a joint venture be seen as a sublet of property?

Hello Experts,

A partnership firm has a shop on lease. The lease doesn't allow subletting. Now this firm wants to enter into a joint venture where another company will be running its operations in the shop and giving this partnership firm a share of the revenue, but no rental.

Would this still be considered subletting, even if the other company is not giving a rental?
