Housing society registration

Sir,
Our apartment consist of 36 flats (in Mangalore,Karnataka). We have the Flat owners association. But which is not
registered under registration act. We used to do AGM every year and change the board.
Builder has given one copy of Apartment act 1972 bye laws does not show any board members name.
We would like to register our association to get more strength to the board to do our activities. I have below questions.
1. Under which act this association will be registered? Whether on Society act 1960 or Karnataka Apartment act 1972.
2. What are the advantages if the association is registered & dis advantages.
3. Once the registration is done does the owner of the individual flat loose his right or any other adverse effect?

form a cooperative housing society . it i easier to recover outstanding dues from defaulters . generally builder does the spade work for formation of society

Under Co-operative society which act we have to register Is it Society as 1960 or Karnataka apartment act 1972?

Sir
Our few members have confusion that whether to register under Co-Society Act 1960 or Karnataka apartment owner ship act 1972. Why we cannot register under Karnataka apt act 1972?
1. Is society act 1960 and the 1959 is same?
2. What is the difference between society Act 1960 & Karnataka apartment act 1972.
3. What are the main advantages from registering the association under above act to the flat owners and the Association.
4. Does owners loose any rights on their own flats if they register.
Please give me the idea on above.
