Leave and license agreement query

Dear Property Lawyers

My flat in a cooperative housing society is in a bad shape because of water seepage and building is more than 30 years old hence please let me know if the college boys that I am going to give the flat to on leave and license if they get badly injured/die in the flat because of debris of the roof falling on them then will putting in the leave and license agreement that I as an owner is not responsible for any injury/death of the licensee who will be staying in my flat during the license period.

you are the owner of flat . it is your laibility to repair the flat then give on leave and license . you cnanot wash your hands of the necessity to keep flat in good condition

Add one term in LL Agr, that the Flat is in Society building and in dilapidated condition, and boys had inspected it, knows the risk, and accepted with their own risk at concessional rent. IN AS IS WHERE IS CONDITION, KNOWINGLY.
You inform Society to repair/ do needful, to decrease your risk.

REALLY SPEAKING, YOU MUST NOT ENDANGER YOUNG BOY'S LIFE , FOR YOUR GREED OF MONEY. YOU SHOULD COMPLAIN TO SOCIETY AND MUNICIPAL CORPORATION & ORS TO REDEVELOP / REPAIR THE SOCIETY BUILDING.
