Purchase of plot

i am planning to buy a Plot in bangalore from a known person. This person has bought this plot in the year feb 2005. he came to know about this plot through real estate marketing agency. the plot was one of the several plots which is part of a layout created by two individuals. As these two individuals could not sell all the plots on their own they entered into an agreement to sell with real estate marketing agency. the plot which i am plannign to buy is mentioned in this agreement along with other plots. this was done in oct 2004. the absolute sale deed has mention of two individuals who were the owners of the land and my friend who is selling the plot to me. my friend has entered into an agreement with real estate agency for the purpose of availing loan.

i showed the documents to a lawyer he said that as these two indiviuals(original owners) have entered into an agreement with Real estate agency and the sale deed does not mention any details about them tommorow the real estate marketing agency can create problem.

i request opinion of experts in this forum whether it is safe to buy the property in 2012 ? and the sale agreement which is done in 2004 can be still enforced considering that fact the owner sold the plot to my known person in 2005.
