Company selling agricultural plot

Greetings Sir,
Recently, after seen an ad online,, i approached the company (advertiser), to buy the land, which the said company is selling;
Details highlighted by the sales guy were as follows:
> Land is agricultural.
> they are selling 1 Acre, on emi bases,
> down payment, and balance interest free EMI,, but in form of SIP for 59 months. (is this mode of payment secure for me legally)
> they are saying within the span of 3 years this said land will be converted by the government to NA (is this possible?).
> or else they will approach the authority for the proposed township, as the overall area is 600 acres.
> End of 5th year the land would have completed the NA process, hence I would be eligible owner of the said land, by then..
> Please guide me on how to proceed or should I exit the prospective..
>> the said property is in Maharashtra,in radius of 150 Km of Mumbai and Pune.. and lots of Infrastructure are coming in the radius of 10 Km from the said project, and also commits very high potential rate growth,,

Better consult an expert in your area who is handling property/ real estate matters.
Many such companies are fraud.

Can you get anything cheap WITHOUT RISK??
RISK IS WORTH, BUT CERTAINLY AN ELEMENT OF DOUBT CANNOT BE ELIMINATED.
Albert, Most probably they will keep their words. So you will get you NA Plot.
Whole Thane-Ghodbunder Road with Lakhs of Flats + Skysc +10 storey built on forest Land !! See Yeoor? It is not uncommon with greedy Politicians & wealthy investors.
