Difference b/e revenue records & sub register records in city

(Querist) 16 November 2011 This query is : Resolved
Actually I have 2 properties i.e 1)residential vacant land of 1 acre & 2)house of 230 sq yds which is in name of my father who had expired two years before by writing WILL & registered in sub register office in my name.Actually 2 properties comes under corporation & place is city in andhrapradesh state & there is no need of Probate of WILL in my state. With help of registered WILL I have mutuated my name in municipal records i.e House tax, drainage tax & Electricity board. But problem is
1)Not possible Mutuation of name in revenue records.i.e In my city there is sub register office in which WILLS,All types of GPA,All types of deeds like Gift,Sale..,marriage registeration activities took place. AND in Taluk office MRO(Thalsidar),RI...etc is the staff & activities are issuing Income proof, community, nativity certificates..so on & also survey no details also available.
Actually I heard that with Registered WILL & death certifiate of testator,MUTUATIONS held in Revenue records. But in sub register office ,Additional sub register officer said that here it is not & it is only in revenue records. So I went to Taluk office but they not responding
A) What is the difference between revenue records & sub register records
2)In my situation mutuation will occur in TALUK OFFICE OR in SUB REGISTER OFFICE
3)If it is in taluk office& IF MRO will mutuate my name in revenue record then can u tell what is that revenue record & after mutuation whether I can get any mutuation certificate in my name

The records at sub registrar office are kept
of deeds of parties,no mutation work is done by them. There when two parties make agreement and want the same to get registered or law requires registration must they register.

Revenue records are records of agricultural lands. All those who own any agricultural land are recorded as owner in revenue records. When someone dies on application of his heirs after proof of death and right of succession these records are mutated by deleting the name of the deceased and recording the name of his heirs. The name of this entire procedure is called MUTATION.
iT IS CARRIED OUT AT TEHSIL LEVEL BEFORE AN OFFICER CALLED TEHSILDAR.MIGHT BE THE CASE THAT IN DIFFERENT STATES THEY HOLD THIS DESIGNATION BY DIFFERENT NAME.

An other circumstance of mutation may arise when owner sales and buyer seeks substitution of his name in place of seller by mutation of records of rights.

After mutation is ordered you can take a certified copy thereof and also a copy of extracts of register of rights maintained there and you should take it every year.

A. The difference told by prabhakar singh is accurate.

2. Taluk Office.

3. Relevant record is called "mutation" and in some states it is also called as Intkal. You can get its copy after getting it entered your name.

Mr prabakar singh sir,U are telling that Revenue records is for agriculture land. But my situation is different. The properties is in city.1 acre vacant land is residentaial land & House built in 230 sq yds is also comes in residential zone.More over it MY 2 PROPERTIES CAN MUTUATE IN MY NAME IN REVENUE RECORDS BECAUSE WE ARE PAYING NOLY hOUSE TAX FOR HOUSE IN MUNICIPALITY OFFICE & NO TAX IS PAID FOR RESIDENTIAL LAND IN REVENUE OFFICE TILL NOW AS THEY DOESNOT COME UNDER AGRICULTURE LAND.NOW ALSO IT IS POSSIBLE IF SO WHAT IS THE PROCEDURE
