12 marla plot from private property dealer in colony was purchased. In property registration it shows 12 marla i.e. 1 marla equivalent to 272 sq.ft but physically the plot is taken as 207 sq.ft. equivalent to 1 marla. on enquiry from property dealer he reply that road is included. Experts advise requested.

What is your concern/ locus standi to the subject plot of land ?
Did you not measure before finalisation of transaction ?
Road / passage can not be part of plot and sold.

Thanks Dr JC the Expert advice. In fact I also thought that Road/passage cannot be part of plot Purchased but since the property seller are private and in their view Road/passage is included which is wrong as per law. Can you please advise which court to approach civil or Consumer.

Road is not included in the land sold till specifically mentioned so in the sale deed.
Haryana Sehari Vikas Pradhikaran (Previously known as HUDA) was handing over 25 Sq, Yards (225 Sq. Ft.) for land sold as one marla. (i.e. for 10 Marla land – 250 Sq. Yards or 2250 sq. ft.). Now the measurement is taken in Sq. Mtrs. The fact was clearly mentioned in voucher as size of land.
If the size was not mentioned in equivalent sq. ft. or otherwise in sale deed, take steps against this fraud.
Show all documents to local lawyer and discuss in detail.
