Selling a house without probate

There are two owners of a house. One Owner' death has willed his share to his son . Can the second owner and the Vaaris (the willed heir) sell the the house with out going thru the process of Probate.

You have to obtain the probate of will for selling the house.

Where (which state) is the bequeathed property located ?
It would be advisable to consult a local prudent lawyer with records for better appreciation of facts, guidance and proceeding.
