Mrudula if possible pls contact some local deed writer, they generally have the copy of the same feeded in their computers.
reason being the language to be used may vary state to state.

my query is partly resolved by Adv.mahendra jain.
but for further assistance from you, i am sending the simple English version of agreemet. Now i need the smallest and the simplest format of Hindi Agreement.
Agreement to sell
vendor --
Purchaser --
On this day of ________the VENDOR hereby acknowledges the Receipt of sum of Rs. 4,00,000/- (Rupees Four Lakh Only) as advance paid by the PURCHASER today, towards booking of the Plot No. ____, admeasuring Total Area : ________Sq.Ft. situated at Mouza ______, Kh. No. __________P.H. No. _____, within the limits of Tah. Nagpur, District : Nagpur which is owned /held by the Vendor, on the condition that,
The PURCHASER knows that the said plot is valued at Rs. 7,50,000/- (Rs. Four Lakh Only) That out of the above said amount the purchaser has paid the amount of Rs. 3,00,000/- on today to the vendor. That the purchaser agrees to pay the remaining amount of the said plot Rs. 3,50,000/- in 18 installment which comes to Rs. 12500/-.
That the VENDOR shall develop the said layout by all means including Tar Road, Nali, Electrification and Garden.
That the purchaser agrees to pay the Development Charges to the Vendor at the rate of Rs. 20/- Per Sq.Ft.. THAT the PURCHASER further agrees to bear expenses as may be incurred for Sale Deed Registration charges for the said Plot(s)
PURCHASER himself agrees to be responsible for the loss caused to him on account of his failure to pay the installment and get the SALE DEED executed as per mentioned herein. Responsibility arising out of change of Govt. Policies will be of Purchaser.
THAT the Possession of the Plot will be handed over to the PURCHASER at the time of execution of the SALE DEED.

I think it is better advisable to make all agreements in English as in future you need them to be translated and it will be hard for others usage.
