Regarding power of artorney

(Querist) 21 March 2016 This query is : Resolved 
Sir I am buying a property from a seller who is a POA. We are proceeding for registeration.POA name is included in EC cerificate taken in previous year of record.my understanding POA is wholly responsible for sale and he has produced the medical certificate of the owner as he is living. And we are providin money to the POA.pls advise me whether we are proceeding in right way.

POA is fine, but please check the registry of the property as in whose name the same has been registered and try make that person a witness to the transaction ...

Which state you belong to?
Normally now a days POA has to specifically mentioned about the signing and execution of particular document of certain property.. then only the POA holder can get the document registered on behalf.
It is advisable to issue the funds in the name of the original owner only and not in the name of the POA holder.
