submission of sale deeds while Mortgage

Dear Team, will mortgaging the land customer is not providing his Sale deed as part of security but willing to mortgage the property n avail the loan. In what way I can proceed with the same

If you are interested to give loan, obtain EC particulars for 30 years from the Registrar office where the property is situated.
