X executes deed of conveyance in favor of Y, but doesnot accepts the cosideration saying that he would do so after or at time of registration of deed.

                                                                                                                                                                                                       Y has to issue notice to X calling him  to exeucute the regd., sale deed by taking the sale amount mentioned in the agreement of sale.  But notice must contain the mandatory words   i.e., Y is /was ready and willing to purchase the property.
