Probate of old will

What would be the procedure for taking probate of a very old registered Will (40 years old) where the witnesses for the Will are also dead?
Our lawyer has suggested that we needed to find someone who witnessed the signing of the Will.
What happens if we cannot trace any living relative who was present during signing?
Does it help that the Will was duly registered?
Thanks.
