Mutatation of property.

Please clarify following points:

What is mutation and why it is required. What will happen if the house property is left unmutated for several years. What are legal implications of this.

When there is a change in the ownership of property, it is recorded on the rights of records maintained in the district and it is called mutation. Even if it is not made, the ownerhsip will not change. However, in the meanwhile, its certified extracts can be obtained and using that wrong extracts, third party interest can be created in the property.
