Land registration

Absolute sale of agreement by notary can be treated as registered property and  can the person transfer the immovable property through this ?

I got registered a piece of land on my name. while checking the linked documents I found that prior to my registration - two registration happend in the year 2004 which were executed by the person who got it through notary from the patta holder.

Is this valid ?
