I want to rent out my flat in Greater Noida. As I have never rent out a property before so I would like your advise on the following points:
1. Should the flat be rent out only on Company Lease rent or is Normal Rent agreement (also referred to as Personal Lease) equally safe?
2. Is it necessary to get the Personal lease registered? If so, what is the process of registration.
3. How can one prevent against illegal occupancy or extended occupancy by tenant even if the lease agreeement has been created?
4. What is the validity of the lease agreeemnt 11 months? When and How to renew the same.
5. Is it allowed to increase the rent after completion of lease or make that a ground for evicting a tenant whose lease agreement is about to expire.
6. What is the legal protection or forum to be approached in case a tenant does not vacate the flat or causes damages to the flat.
