We are 2 sisters and one brother. Both sisters were married before 2002 and they have  one child each. I have a son and a daughter born in 2001 and 2004 respectively. My father expired in 2007 and mother expired in 2012. He has left behind some land property. We the three children of my father have mutually decided to partition the property among ourselves by a partition deed.   My question is Does my children or my sisters’ children have any direct right over this property and they need to be given a part of property in partition deed according to  changes in Hindu Succession Act in 2005?

Ur children's have birth right but Ur sisters children's have not any right over the property.
