Related to Sale of Appartment

Hi my father is selling an appartment in his name to my cousin brother , sales deed is ready and signed by my dad, my cousin is taking this property in his wife's name , all details of the deal was discussed between me and cousin and my dad and his wife were only viewers, I saw in Sales deed my mother has signed as a witness but my cousin didnt signed as a witness and got the same signed by his uncle, also on date of registration he is insisting me to become Pehchani (Identifying) and stating its in law tht if father is selling property his son must become Pehchani or witness, this guy is very smart and I doubt his intentions are not good during this deal , please suggest should I become "identifying" and also what could be the reason for him not becoming one of the witness.

If it is Ur father's self acquired property Ur sign is not necessary if it is ancestral Urs is necessary to avoid for any future litigation,consequence ur cousin is trying
