Registration of old Sale Agreement

Dear Team,

If a Sale Agreement executed in 1995 stamp duty paid but not registered...My query is
1. Whether the sale agreement can be registered as on date and 2. If the registration can be done whether it can be done without seller presence.

Please guide me.

Sellers successors must register it.u issue legal notice to lrs .if they deny file suit for specific performance of contract and obtain decree.
