Selling property

i hv owned the flate under my and my wife names.the property is registered with me and my wife.my wife is not living with me due marriage disputes.i want to sell it.can i sell it without her.?will she be needed when it is sold?

As both of you purchased it both of you sell it.  It is better.  Otherwise you may sell the property for your un-devided and un-specified half share only.  You have right only for the half share only.

I fully agree and appreciate expert advise of Mr. Kavksatyanarayana.

The property is jointly owned by both of you, accordingly you may sell / dispose off your share only or both of you may sell entire property.

Remember possession is important and in case of such sale she can even bring a criminal case against you.  However, if she is not having any of her own income and added as a party for the formality sake, you may contact a sincere advocate for proper guidance.
